Apapacha is a community on the coast of Oaxaca, Mexico dedicated to restoring our connection with the natural world, each other, and ourselves. This is powerful land. If you’ve been here, you know. It has been our guide and our collaborator since the beginning.

We are finding our way. Determining what Apapacha wants to be. But it’s not just up to us. This is a community and the time has come to share it with the community at large. The most direct way to do this is to share the land. The commons will remain virgin forest, criss crossed with paths and dotted with shared spaces. Around the periphery there are lots available for you to build your own dreams in collaboration and communion with this project and this place.

We have laid the groundwork, building roads and running power where none had existed before. We’ve built the biggest cistern in the area, fed by our own wells and rain capture. Michael is also on the water committee, working to bring public water to the entire corridor.

All lots at Apapacha are connected to roads and electrical grids. You’ll also gain access to our communal infrastructure, as well as a community of people living in alignment with shared core values, a regenerative ecosystem, and the rhythms of the Oaxacan coast.

Land values in the area are up 30% year over year and Aragón is the most desirable beach in the area. Currently, prices start at $50,000 for a 500-square-meter lot—significantly below market rate.

Your investment ensures we can continue to build and acquire the surrounding land to preserve wilderness and protect our sovereignty,

We are committed to ecological practices across all aspects of daily life—from renewable energy to composting toilets and greywater treatment systems to water self-sufficiency and reforestation—recognizing that every choice we make impacts the land, water table, and living systems we are part of.
